Questions You Should Ask Before Beginning a Project:

  • If you are looking for property, what is the most suitable location? Where does the municipality want to see development occur? What kind of development and design do they prefer?
  • Which geographic areas are the most environmentally sensitive or subject to the most stringent rules?
  • What does the local comprehensive plan say? What does the zoning allow?
  • What other regulatory agencies might be involved at the regional, state, or federal level?
  • If something you want to do is not allowed by right, what are the variance or special permit processes? How likely are you to succeed in those processes?
  • What does the town planner think? What are the goals and interests of the planning board, health and conservation boards, elected leaders, and town departments?
  • What environmental and community concerns are most important? How can you design your project to show that you are addressing those concerns?
  • What are your concerns and your “bottom line”? Is the project that you want to build economically feasible given the rules?
  • What will the public think about your project? What might be the controversies? Who are the community “opinion leaders”? How can you engage them?
  • What steps can you take to minimize the possibility of appeals to a favorable decision and enhance public acceptability of your project?
  • What is your recourse if a board decides against your project?
